벨기에 브뤼셀(Brussels)의 리테일 시장은 업타운 브뤼셀과 다운타운 브뤼셀로 나뉘며, 가장 많이 찾고 가장 임대료가 비싼 지역은 다운타운 브뤼셀의 뤼뇌브(Rue Neuve) 거리입니다. Rue Neuve는 2019년 도심 쇼핑센터인 City 2의 리노베이션이 마무리되며 상승효과를 가져왔죠.

JLL에 의하면, 2020년 벨기에 Retail의 신규임차(Take-up)은 Ratail warehousing은 239 ksm에서 256 ksm으로 7% 증가하였으나, High streets와 Shopping centres는 각각 22%, 47% 감소하여서 Ratail warehousing을 제외한 자산의 신규 임차 수요는 약한 모습을 보입니다.

2017년말 High street shops의 임대료는 CW 기준(Rue Neuve) EUR 1,850/sm/y, JLL 기준 EUR 2,000/sm/y이었으나, 2020년말 EUR 1,600/sm/y로 하락하고 있습니다.

CW에 의하면, Prime yield는 2017년 12월 3.15%에서 202년 12월 4.00%로 85bps 상승하였으며, 2021년에는 4.25%로 추가 상승. Yield 상승은 지속될 것으로 예상합니다.

임대료 하락과 yield의 상승으로 자산가치(Capital Value)는 2017년 12월을 100으로 할 때 2020년 12월 66.0으로 34% 하락하였습니다.

국립서양미술관

줄여서 NMWA로 표기하는 일본의 국립서양미술관은 1959년 설립되었으며, 이름처럼 서양미술에 특화된 미술관입니다.

우에노 공원(上野公園, Ueno Park) 안에 위치하는데 이곳에는 미술관 외에 동물원도 있습니다.

미술관이 소장하고 있는 작품들은 르네상스 부터 20세기 초반에 걸쳐 있습니다. 중심된 작품들은 일본 기업인인 마츠가타 고우지로(松方幸次郎, Matsukata Kojiro, 1865–1950)의 컬렉션입니다.

미술관의 설립 및 운영 목적이 대중에게 서양미술을 감상할 수 있는 기회를 더 많이 주자는 것인 만큼, 미술관 설립 후로도 꾸준히 작품을 구입하여 소장 작품을 늘려가고 있으며, 현재에는  4,500여점을 소장하고 있습니다.

메리힐 미술관은 미국 워싱톤(Washington) 주 Maryhill 근처에 있는 미술관으로 규모는 작지만(small), 다양한 작품(eclectic collection)을 소장하고 있습니다.

건물은 혼블로어 앤 마샬(Hornblower and Marshall)의 설계로 지어졌으며, 원래는 기업가였던 사무엘 힐(Samuel Hill, 1857-1931)이 저택(mansion)으로 사용할 목적으로 지었다고 합니다. Maryhill은 사무엘 힐의 아내 이름을 따서 붙여진 이름이라고 하네요.

미술관은 1940년 힐의 생일날 개관하였습니다.

소장품으로는 조각작품 중에는 칼레의 시민(The Burghers of Calais), 생각하는 사람(The Thinker), 지옥의 문(The Gates of Hell) 등 로댕(Auguste Rodin)의 작품이 유명합니다.

유럽과 미국의 회화작품 중에는 윌리엄 맥그리거 팩스턴(William McGregor Paxton), 로버트 헤일 아이브스 갬멜(R. H. Ives Gammell), 윌리엄 스탠리 헤이절타인(William Stanley Haseltine), 프레데릭 레이튼(Frederic Leighton, 1st Baron Leighton), 에드윈 블래시필드(Edwin Blashfield) 등의 작품이 주목할 만합니다.

또한, 미술관 동쪽 끝에 있는 메리힐 스톤헨지(Maryhill Stonehenge)로도 알려져 있습니다. 세계1차대전 희생자들을 기념하기 위해 만든 이곳은 영국의 스톤헨지를 본따 만든 콘크리트 구조물입니다.
