💸 진짜 내역 1원까지 교차 검증! 발전소 법인에 숨겨진 세금이나 빚은 없는지 탈탈 털어봐야 해요. 매도자가 "우리 한 달에 이만큼 벌어요~"라고 말하는 걸 그대로 믿지 말고, 한전 세금계산서와 실제 통장 입금 내역을 1원 단위까지 깐깐하게 비교해 보세요!

4단계: 똑똑하게 도장 꾹! (계약 체결)

As we talked about before, buying an existing solar plant is an amazing strategy to save time! But just like buying a used car, you need to check everything carefully before you pay.

Even if the plant looks great and makes electricity, it might be hiding secret broken parts or tricky legal issues. To protect your precious investment money, let's dive into the 4 essential steps of Due Diligence (DD)!

Step 1: Paperwork Detective! (Screening)

📝 Check the Contracts & Land Ownership Does the plant have a safe, long-term contract to sell power? How many years are left? Also, if the land is leased, make sure the landowner can't suddenly kick you out or double the rent in a few years!

Step 2: Field Trip! (Technical DD)

🔎 Fly Drones & Check the Dirt Go to the site with engineers and fly a thermal drone! It will spot invisible cracks or boiling "hot spots" on the panels. Also, check the drainage and dirt around the steel poles. You don't want your plant washing away during a heavy rainstorm!

Step 3: Money & Law Fact-Check! (Financial DD)

💸 Cross-Check Every Single Penny! Make sure the solar company doesn't have any hidden debts or unpaid taxes. And don't just trust the seller when they say, "We make this much money!" Compare their utility invoices with their actual bank deposits down to the last penny to make sure it's 100% true!

Step 4: Sign Smartly! (Closing the Deal)

🛡️ Your Magic Shield: Escrow! When you sign the final contract, make sure there's a rule that says, "If a hidden problem pops up later, the seller pays for it!"
